Under the Immigration Act 2014 every adult tenant in England must have their right-to-rent verified before they take occupation. Miss a check or do it the wrong way and a Section 21 will fail. We don't miss them.
What we check
- Passport / Biometric Residence Permit / equivalent original ID
- Share-code verification for digital statuses
- Records and certified copies kept for the duration of tenancy + 12 months
- Follow-up checks for time-limited rights to rent
- Documented audit trail for any future possession proceedings
Penalties for missed checks
Civil penalties up to £20,000 per tenant for first offences. Criminal liability for knowingly letting to a disqualified person.
